Investing into private mortgages is a great way to gain exposure to real estate, without all of the hassles and risk of equity ownership. Our firm is an investor-centric organization which provides real estate investment opportunities in the form of secured mortgage investments.

Our investments can range in yield from 6% to 16% depending on the location, asset class, and overall debt-to-equity ratio of the underlying security. Payments are typically made monthly.

Our mortgage investments are available in 1st or 2nd mortgages for residential and/or commercial asset classes, typically for 1 year terms, though in some cases for shorter or longer. We also can provide construction/draw investment opportunities.

We act as an underwriter for private mortgage investments, all secured by real estate, and all of our loans are strictly reviewed and processed regardless of yield and location, to ensure that they represent an attractive risk/reward scenario.

After careful analysis, only the best ones are packaged and then presented to our investors based on loan size, location & the yield preferences of each of our investors. We then facilitate the closing via our experienced external law firms, and can even manage the investment after closing at no cost to our investor. Who Can Invest/Qualified Investors


Our investors include individuals, corporations, family trusts, and individuals by way of registered funds (RRSP, RESP, TFSA, & LIRA). Our investors, many of which are active real estate investors, typically have investable liquid assets of at least $100,000 (or more), with many in the $500K - $1M+ range.

Security & Transparency


Our loans are secured against hard real estate security only. Your mortgage investment is registered directly on title, in the name of your chosen beneficiary, and all funds transfers are done via a lawyer in trust. After closing, you will receive post-dated cheques payable by the borrower. At all times, our program is transparent and secure.

Due Diligence


Ultimately, an investment is only as good as the due diligence behind it. All of our loans come complete with professional appraisals which are completed by a limited group of CRA appraisers across Canada. These appraisers are widely used in the industry for trust company or private mortgages, and you are provided with a copy of the appraisal prior to closing. In addition, each loan comes with home/fire insurance, title insurance, and you will also be provided with the applicable credit and income documentation of the borrower(s).

Loan Management


Investors with experience are able to manage their own loans after closing if they wish. Alternatively, many of our investors (novice or experienced alike), prefer to have our company manage the loans on their behalf. There is no cost to our investors for this service, and payments are still made directly by the borrower (and you are still directly on title). Loan servicing is conducted by Canadian Servicing Inc. (FSCO #11938), our sister company.

Ultimately, our firm provides secure, safe, and reliable real estate investment opportunities for active real estate investors, but with the benefit of a passive income stream with little management, oversight, and time investment compared to traditional real estate investing.
